Brick house with subdivision potential

Set on a substantial, two acre parcel of land within the town boundary, ‘Wyoming Valley’ offers much more than meets the eye. The property has excellent subdivision potential (STCA), yet in its current state is a family-friendly lifestyle property with the convenience of a Hamilton address.

The 1960s brick veneer residence has a spacious floor plan, including three bedrooms and a vast living zone. Generously proportioned windows feature throughout the property, bringing in plenty of natural light.

The large L-shaped living zone can be accessed directly from the carport and incorporates living and dining, warmed thanks to the addition of a gas-log fire. This sits beside the spacious kitchen, complete with good storage and an electric oven with gas cooktop.

Each of the bedrooms are a good size and contain built-in storage. The family bathroom is positioned close by and contains a shower and bath, while a separate toilet it next to this. Conveniently, an additional shower and toilet are available at the rear of the home and are accessed via the laundry/mudroom.

Shedding is plentiful and includes a huge 9×9 metre shed and a garden shed. A bungalow sitting at the rear of the home also provides the ideal space for an extra bedroom or a home office.

While the main house and yard are fenced and surrounded with an established and much loved garden, the remainder of the property has a tranquil, bush-like feel, and is home to a range of bird life and even a visiting wallaby who frequents the property.

A fenced vegetable garden contains a range of established vegetables and herbs and the property is dotted with fruit trees, including a lemon, lime, cumquat and olive. Simply get yourself a few chooks and you’ll be set!

Land opportunities like this one are limited in town, particularly with a such substantial home, so don’t let this one slip you by!
