PERFECT PEACE – GORGEOUS OUTLOOK

•65 Kannenbergs Road, Hamilton. Price $889,000
Contact Bridget Fry at Southern Grampians Livestock and Real Estate, Thompson Street, Hamilton on 5571 1404.

A couple of years ago I reviewed a house close by that of this week. At the time I wrote the view was reminiscent of Ireland’s Country Kildare with “views through the trees and across the broad plains to the blue tinged hills beyond”.

This week our property has those same views from a slightly different perspective being positioned a little to the west, but I have to say they still gently lift one’s spirits and create a feeling of absolute contentment.

The view pervades almost every room in this home contributing to making it a magic place for any family to live and thrive in perfect peace and away from the madding crowd.

65 Kannenbergs Road is set on 10 acres giving absolute serenity at a most convenient location within easy distance of the services Hamilton provides in educational, cultural, commercial and recreational activity.

A brief snapshot of what is on offer is a brick home with tiled roof of four bedrooms, two bathrooms with large and convenient family living opening to a raised and covered outdoor living area.

The driveway to this property leads up to a circular parking area that also runs on into a sheltered two car carport.

It would be common for the family or visitors to enter this property off the large and roofed over timber deck entering the main family living area that provides space for living, dining, the kitchen and a corner office or study area.

The room is finished with polished timber flooring and is equipped with a split system as well as a large wood heater on the rear wall easily warming this large living area when necessary.

Two ceiling fans would assist with the heating as well as providing circulation of fresh air through the floor to ceiling doors at each end of the room on those days we are sure to enjoy shortly.

The kitchen is well equipped with a double oven, electric hotplates, space for a larger than average refrigerator, dishwasher, roomy pantry and good bench and additional cupboard space.

It has a good outlook over a secure rear garden where smaller children can gambol in safety.

This kitchen and living area takes up more than a third of the floor plan of this home and opens back into a tiled formal entry hall.

A large double bedroom is off the hall and this would be a perfect for guests staying over with the balance of family bedrooms toward the other end of the house.

A hallway extends from the entry providing access to the large laundry, family bathroom and separate toilet.

The bathroom has been updated since the construction of this home and is fitted with a separate shower, bath and vanity. It is tiled in a crisp white finish.

The balance of the four bedrooms are at this end of the home with the master at the end of the hall.

The master has a good size walk-in-wardrobe and nicely tiled ensuite.

Two of the three bedrooms here have those uninterrupted views of the Grampians as does the guest bedroom mentioned previously. All of the bedrooms have good wardrobe space and there is very good linen cupboard storage in the hallway adjacent to the laundry.

All are carpeted with good soft furnishings.

Outside this home there is further shedding and storage comprising a double steel garage with floor and power, chook run, great rustic elevated cubby house for the kids and a small stable and yards in one of the four well fenced paddocks surrounding the property.

The home is set well to the back of the land and is positioned so that there is very little intrusion from neighbours who also reside on similar size land holdings.

The garden is mature and easy care with most of the work being a run on the ride-on mower, which I note are now fitted with stubby holders although one cannot recommend their use whilst imbibing.

The home and grounds have been neatly kept and it is clear that the surrounding owners also take pride in keeping things neat.

This property provides a wonderful opportunity to escape the rigours of daily life with space for all of the family to experience and enjoy whilst soaking up the ambience, peace and serenity of this location.

If you are looking for this type of property remember that the good things that come to those who wait may only be the leftovers of those who got there first.
