Close to town, but room to breathe

SPACE is what some people desire in their home – space to relax, space to breathe, space to entertain, space to pursue hobbies, space to grow things and possibly even space from the neighbours.

Barely five minutes from the CBD and two minutes from Lake Hamilton, this brilliantly updated Victorian cottage ticks all the aforementioned boxes and then some.

Sitting on just over 10 acres, it’s ideal for the hobby farmer interested in stock or produce and you get all the benefits of a country lifestyle while enjoying the convenience of being so very close to town.

Walking up to the front of the house with its snug and tidy front porch augmented by a period running trim, the old-style door enveloped by stained glass windows also gives hints to what lies beyond this grand entry.

Inside, the polished Baltic pine floorboards of the hallway continue the historic feel and looking upwards, the pressed tin high ceilings with downlights give the house a character of design and attention to detail.

Modern touches of colour, detailed architraves and skirts combine pleasantly to convey an instant impression of warmth and charm.

Moving past the two very spacious front bedrooms – one with a fireplace – the wall has been opened up on the left to create an open living area you’ll love to relax in, be it watching TV or reading a book in front of the cozy fireplace with its exposed brick and original mantle piece.

You’ll have an ample selection of space – there’s that word again – to choose books from if your library is large, with shelving either side of the chimney and the stylish lighting fills the room and spills into the hallway and through the doorway of the third bedroom.

This double-size bedroom has its own doorway to the bathroom, effectively creating an ensuite, and being in the middle of the house and on the eastern side will mean quiet mornings where the sunrise will slowly and pleasantly wake you with the local magpies.

If the feel of the front of the house has been skewed to the historic with a touch of modern, the bathroom begins the reverse trend, with a fabulous walk-in shower, contemporary vanity and toilet enhanced by modern matte black fittings and tiles.

The historic touch is the claw foot bath, standing in the corner under the high-level window looking out on neighbouring paddocks.

The main door to the bathroom opens to the kitchen which has an uncluttered contemporary look and lots of storage.

There’s a five-burner gas stove and oven, and the island bench adds to the ample work area available; the latter doubling as a handy breakfast bar.

There’s space for a large dining table under the split system air conditioner and light spills in from the back of the house through the sliding glass doors which lead past the well-sized laundry straight out to the timber deck.

This area is covered with a combination of PVC and metal corrugated sheeting and gives you a wide elevated view of the property all the way to the back fence – here you have room for a copious outdoor table with a large BBQ; this entertaining patch will enable gatherings where everyone gets a seat.

But if the weather turns blustery or the heat of summer gets too much, you won’t immediately be forced inside as the pulldown café blinds to the west and north will substantially moderate the excesses of climate.

Follow the steps into the backyard and you can turn to the right to the substantial veggie patch and rotary clothesline, or turn to the left and find your way to the brand new three-bay shedding – one lockable – and will easily accommodate a large vehicle, mid-sized caravan or farm machinery.

More miscellaneous shedding is at the front, giving storage for hay, garden tools or hobby equipment and could easily be adapted for a workshop too.

Behind this, in the south-west corner of the property is a substantial amount of new trees growing as a screening plantation, securing substantial reduction of prevailing winds in the long-term.

A substantial part of the fencing at the front and rear of the house has been replaced with solid wood post and rail and with a Poly tank providing water off the new shed, this property genuinely represents a rare home and land turnkey opportunity with everything you need ready to go for a country lifestyle you can just move into and enjoy.
