Hits the mark

For some people watching cricket is as exciting as watching paint dry but for others it is the most relaxing way in which to spend a warm and pleasant afternoon.

Some people get terribly excited at the game cheering every delivery and giving loud and gratuitous advice on how to bowl the next,  or, if they are rooting for the batting team, telling the batsman to hit it out of the park.

People who appreciate the game think that behaviour quite out of place enjoying it for the subtle tactics that are employed in the engagement between the bowler, batsman and the field.

I think it has long been a great sport to watch for its rhythm, change of pace and the general courtesy and expertise displayed by the participants.

If you appreciate those sorts of qualities and the better things in life, eschewing following the crowd, then I think it most likely you will appreciate this week’s property.

Number 9 Palmer Street sits on a large 950 square metre block directly opposite Kennedy Oval, the home of the Hamilton Cricket Club.

Such a location means that from the front of this home there are calming uninterrupted views across the oval, the Grangeburn and open space toward Lodge Road.

It is a very peaceful and relaxing outlook from the front porch where, on Saturday afternoons in summer you could be very comfortable in your own chair, in the shade, away from the madding crowd and enjoying a cold and quiet drink while you enjoy one of the gentler less physically combative sports.

If it gets too hot you can retreat inside and still enjoy the game from behind the front windows as this property has the benefit of ducted air conditioning doubling as heating for the winter months.

The carpeted and comfortable living area is across the front of the home and it has a master bedroom at one end and two further bedrooms at the other.

The master bedroom is a good size open room having the benefit of a large walk in wardrobe providing the air lock into the modern tastefully tiled neutral en suite bathroom.

The two bedrooms on the other side, one slightly smaller than the other have built in wardrobes and they have the benefit of a family bathroom fitted with a spa bath, a separate shower, good sized vanity and a separate toilet.

These facilities are adjacent to the laundry which is well equipped with plenty of cupboards and bench space.  Ample to service the needs of a young family.

At the rear of the open living area there is a tiled dining area opening to the outdoor living at the rear, with the kitchen tucked into the corner out of the immediate view of the family living space.

The kitchen is modern and well equipped with under bench oven and dishwasher and it has ample cupboards and bench space for the inhabitants of this home.

It also has an island bench allowing for quick meals on the go for the busy family and it overlooks the outdoor living area which is finished with a combination of decking and paving.

There is also a double carport at the rear of this home providing security for vehicles and there is also a workshop where the hands can be put to good use.

The land rises from the rear of this home and it is bounded by near new fencing.

The garden is well laid out and is relatively easy care with a minimum of time needing to be spent with the mower, giving more time to enjoy the relaxing style of living this home offers.

In addition to all this there is a bonus with the property.  Instead of a wasted ceiling space there are three rooms up there with attractive dormer windows along the front.

This upstairs space has been nicely finished with painted exposed timber.

The sloping ceilings and lower walls provide a practical and very useful additional couple of bedrooms and teenage retreat or additional living.

This home is very conveniently located close to the central business area, adjacent to the Botanic Gardens and Gray Street Primary School and, of course, the recreation area along the Grangeburn including the Kennedy Oval complex.

This home has been well maintained, is well located and is very well suited to those in the family who want to relax and enjoy the finer things of life.  Including cricket.
